Bruhat Bengaluru Mahanagara Palike and Karnataka government has introduced easy method to apply for khata certificate online or transfer it online. Khata certificate is an important document for all real estate transactions. BBMP issue khata certificate to registered property owners of the concerned property.

Khata certificate is necessary when selling out a property and it should be checked when buying a property. Khata certificate is mandatory document when trading a property in Karnataka.

Documents required applying for Khata Certificate

  1. Duly filled in application in prescribed format
  2. Title deed (Sale Deed) with necessary attestations
  3. Updated Encumbrance Certificate
  4. Possession Certificate
  5. Khata certificate from the previous owner
  6. No objection certificate from Bangalore Development Authority/Town Planning Authority
  7. Property sketch to confirm the property measurement and the location / Copy of Tippani
  8. Property owner photographs
  9. Latest property tax paid receipt
  10. Identity proof (PAN card, Aadhaar Card, Passport, Driving License or any Valid Identity proof)

How to apply for Khata certificate

As we said earlier BBMP has made the Khata certificate online application process easier for hassle free transactions. The online procedure is now easy for the entire citizens who wish to transfer or apply for new khata certificate. We have given the step by step process to apply by everyone. The details are as follows

Step 1: Please visit Karnataka Sakala Services Official Web Portal

Step 2: In the home page click “Online Services”

Step 3: You will be redirected to another page. In that page click “Bruhat Bengaluru Mahanagara Palike(BBMP)”

Step 4: In the next page, you have to create an account with your name, gender, email Id and mobile number. Or click “Take me back to the Login page” to login if you already have an account with BBMP.

Step 5: You will be directed to home page once you login. Click “Application” in the menu bar and then click “Online application form”

Step 6: In the next page there are few options

(Service applied for khata: Transfer/Registration/Bifurcation) displayed. Select your option. But let me select transfer to transfer the khata certificate.

Step 7: Then you have to fill in the other details in the application. The details are as follows

Service applied for khata – Transfer/Registration/Bifurcation

Applicant Type – Single/Joint

Application Type – Citizen/Organisation

In who’s name is the Khata currently registered in BBMP records

In Who’s name is the Khata to be transferred (Name should be as per Aadhaar Card), For multiple names, provide space after each name

Allotment number in case the property is allotted by BDA/KHB/other government authority
ID type

PID/Khata number

Ward Number

Step 8: You will be redirected to document upload page once you fill in the application form. The details are as follows

Reference Number: Reference number will be auto generated and it will be displayed for your reference.

How did you get this property: There are 8 options will be displayed. Select the correct option. The options details are as follows

  • It’s a purchase based on sale deed
  • Through gift
  • Through release deed
  • Through Inheritance
  • Purchasing through a court decree
  • Purchasing through partition / settlement / exchange deed
  • Through relinquishment deed or through government notification
  • Purchasing through deceased khata without will

Upload the documents:

There are 3 mandatory documents to be uploaded for khata certificate application. You have to upload Property Sale Deed, Latest Tax Paid Receipt and Encumbrance Certificate.

Recheck all the details are correct and click “Submit” to proceed further.

Step 9: In the next page you have to validate your Aadhaar card through OTP. Once verification done, acknowledgement receipt will be generated and send though sms and email. Keep Khatha Registration/Transfer application number for future reference.

Step 10: Documents submitted by you will verified within 10 to 30 days. After verification and approval you will be asked to pay the khata registration/transfer fee in any of the nearest Bangalore One centre.

Step 11: Fee amount will be mentioned in the received sms. Make the payment and wait for 10 to 30 days. You will be receiving another sms about the confirmation of your khata transfer certificate. You can collect through BBMP centres.

Step 12: Keep the hard copy Khata certificate to all future property related transactions.
